Ed Hardesty works mainly for sellers in Manhattan
In Manhattan, Ed’s work is mostly for sellers: co-op and condominium owners whose apartment needs to be prepared, priced, marketed and carried through to closing. He describes the job as helping owners “figure out what has to be done to get their apartment ready for sale,” then marketing it and managing the timing.
The part of a Manhattan co-op sale owners most often underestimate, in Ed’s view, is the board. The things people most need to understand, he says, are “how long that process takes” and “what the expectations of the boards are, because it is very opaque.” Reading a buyer’s finances against what a building’s board expects is a large part of his work. As Ed puts it, “a condominium is real property, so the board isn’t as much of an issue.”
He also prepares sellers for what a Manhattan sale costs, from transfer taxes to a flip tax where the building charges one, and the team gives clients its own closing-cost guides. Rentals are a small part of the business, handled for owners who ask. Owners who want a starting number can request a valuation of a Manhattan apartment.
The move between Manhattan and Westchester is the center of his work
Ed’s core client sells an apartment in Manhattan and buys a house in Westchester, often at the same time. He and Theresa have lived and worked in both places, and he holds a license at a Compass office in each, so one team can run both transactions.
In Ed’s words
“We have always tried to focus on the connection between New York City and Westchester. We have lived in both and we work in both. … It’s definitely a real advantage to have the same broker doing both transactions, because we are in control of the process, understand the timing, and don’t have to wait for anyone else to do what they’re supposed to do.”
Which sale comes first has no single right answer. It turns on how long the building’s sale and board process takes, whether the owner can carry or finance both homes, and how a contingent offer will be received where they are buying. Ed walks through that decision, with his video on it, in Selling a Manhattan Apartment and Buying in Westchester at the Same Time.

Contact Ed HardestyEd Hardesty’s record in four buildings
- 60 East 8th Street (Georgetown Plaza), Greenwich Village: more than 30 apartments sold over 20 years. The New York City Department of City Planning records the building at the southeast corner of East 8th and Mercer Streets. See the team’s 60 East 8th Street building guide.
- The Ritz-Carlton Residences, White Plains: at least 20 apartments sold, and about a year running on-site sales there.
- St. Andrews, 10 Old Jackson Avenue, Hastings-on-Hudson: four units sold by the team in the last two years.
- The Print House Lofts, 50 Chestnut Street, Dobbs Ferry: Ed sold the property to its developer and took it through about three years of approvals.
In Westchester, Ed Hardesty works the seller side of the Rivertowns
In Westchester, Ed represents sellers across the county and works most in the Hudson River villages near home: Dobbs Ferry, Hastings-on-Hudson, Irvington, Tarrytown and Sleepy Hollow. He also knows Ardsley, Yonkers and White Plains well. He and Theresa have lived in Dobbs Ferry for about 25 years. They were the first two working agents for Compass in Westchester and helped open its Dobbs Ferry office in 2017, with Ed touring the candidate spaces and negotiating the lease.
For sellers in these villages, much of the work comes before the listing: checking the house’s permits and paperwork, pricing a house that may have few close comparables, and choosing when to list. The team’s guide to selling a house in the Rivertowns covers each step.
Before real estate, Ed Hardesty worked in fashion, television, film and theater
Ed Hardesty was born in Baton Rouge, Louisiana, and earned a BA in Film and Theater from Trinity University in San Antonio, Texas. He moved to New York City in 1982, worked first in the fashion industry, then turned to television, film and theater. He came to real estate as an investor before moving into the brokerage side of the business. He holds a third-degree black belt in Seido Karate.
